| Resumo: | O desempenho da construção civil está ligado ao senário econômico, social e político no país, com isso o crescimento da indústria é um importante indicador para identificar se o país está com sua economia em alta, queda ou estabilidade. O crescimento da Industria Imobiliária vem mostrando que conhecer os procedimentos para se realizar o parcelamento de solo, sejam eles um loteamento, desmembramento ou até mesmo um remembramento, é um fator muito importante para se ganhar tempo durante a elaboração de um empreendimento. Outro procedimento muito importante nesse setor é a incorporação imobiliária, que é responsável pela área de construção de edifícios para habitação unifamiliar e coletiva, com isso é possível que o responsável da incorporação possa dar início as vendas de unidade autônomas antes mesmo do início da obra, tornando-se assim a exposição de caixa de empresa bem menor, fazendo com que o empreendimento tome menos risco no projeto, assim esse trabalho tem como objetivo apresentar os processos para se realizar o parcelamento de solo de grande área e posteriormente os procedimentos para a realização da incorporação imobiliária em um empreendimento hipotético na cidade de Guarapuava, abordando assim a etapa da elaboração dos projetos de parcelamento de solo até a entrega do empreendimento, tornando-se possível identificar os processos e documentações necessárias em cada uma das etapas do empreendimento. |
| Abstract: | The performance of civil construction is linked to the economic, social and political scenario in the country, so the growth of the industry is an important indicator to identify whether the country's economy is up, down or stable. The process of creating an enterprise will be carried out even in batch or souvenir, it is a very important factor to gain time during the elaboration of an enterprise. Another very important procedure is the real estate development, which is responsible for the construction of buildings, with a procedure in which it is possible that the person responsible for the construction can start as this is the area of operation of the family work unit necessary and capable of starting, as it is the area of operation of the necessary unit of work that is necessary for the execution of the work even before the beginning, thus making the company's cash exposure much smaller, making the project take less risk in the project. Thus, this work aims to present the practical way and the processes to carry out the subdivision of the land of large area and later the procedures for carrying out the construction in a hypothetical enterprise in the city of Guarapuava, thus approaching the stage of implementation of the subdivision projects. from soil to delivery of the project, making it possible to identify the possible processes and documents in projects at each of the stages of the project. |
