Aperfeiçoamento da gestão de obras de retrofit com ênfase na filosofia Lean Construction e no PMBOK

Abstract

As urban centers and their technologies are modernized, it is eventually necessary that the buildings that make up this housing stock seek to be renovated. The constructions need to follow and adapt to the current development and needs, where the retrofit, associated with the technological advancement inserted in the civil construction sector, is responsible for fulfilling this role of transforming and updating the buildings. The general objective of this work is to provide subsidies that make it possible to improve the management of retrofit works with an emphasis on the Lean Construction philosophy and PMBOK. In order to verify the current state of employment of the methodologies and techniques adopted by the civil construction companies, the case study was chosen as a research strategy. As main results it was feasible to verify that the methodologies proposed by PMBOK and Lean Construction occur in such a way that they complement each other during the life cycle of the enterprise, without causing interference between them. The PMBOK has most of its attention focused on the planning area, where it proposes methodologies and processes that can serve as a basis for the implementation of a management model by companies. On the other hand, the focus of Lean Construction is on the production phase, paying attention to the monitoring of activities and taking care to gauge productivity and waste that may occur during the production chain.
